Queensland prescribes Form 18a and updated its forms on 1 May 2025. A superseded form may be invalid, so confirm the version with the RTA before signing.

Bond

Lodge it with the Residential Tenancies Authority (RTA) within 10 days of receiving it, through RTA Bond Lodgement (Form 2). It is an offence not to lodge a bond within 10 days and a financial penalty may apply.

Rent increases

At most once every 12 months, with at least 2 months’ written notice. The 12 months follow the property, so a new tenant does not restart them. Queensland does not cap the size of an increase, but a renter who thinks it is excessive can ask the RTA for dispute resolution and then apply to QCAT, and on a fixed term agreement must do so before the term ends. They have 30 days from the day they receive the notice.

Routine inspections

Give at least 7 days’ written notice before a routine inspection. You may do one every 3 months at the most. The notice has to name a period of up to two hours, and entry has to start inside it. The notice has to be in the approved form, Form 9 Entry notice. You may enter between 8am and 6pm Monday to Saturday, not on a public holiday, and outside that only if the tenant agrees.

Safety checks

Smoke alarms must be tested and cleaned within 30 days before the start of a tenancy.

Minimum standards

The property must meet every minimum housing standard when the renter moves in, and for the whole tenancy. Minimum housing standards have applied to every Queensland tenancy since 1 September 2024, and to new and renewed agreements since 1 September 2023.

Condition reports

Prepare, sign and give the tenant a copy of the report at the start of the tenancy: a signed copy of the report, on Form 1a, Form 1b or Form R1. They return it with their comments within 7 days of moving in or being given it, whichever is later.

Queensland notices must be in the approved form, and the RTA reissued its forms on 13 November 2025 (the Entry notice is Form 9, version 20; the rooming Entry notice is Form R9, version 9). Using a superseded form may invalidate a notice. Confirm against the RTA. A guide, not legal advice.
