The agreement LeaseDock fills in.

Tasmania prescribes no tenancy agreement, and LeaseDock does not write agreements of its own, so it sends none for signing here. You record the agreement you signed on the tenancy, and LeaseDock works out the dates from it.

A written agreement must be legible, clearly expressed and in 10 point or more, and the renter must have a copy within 14 days of it taking effect. The renter pays the bond to the Rental Deposit Authority through MyBond, not to you.

Bond

In Tasmania the renter pays the bond to the Rental Deposit Authority through MyBond. An owner must not receive it (s25(4)). Create the bond in MyBond and the renter pays the Authority directly; only an agent who receives a bond has a clock, of 10 working days.

At most once every 12 months, with at least 61 days’ written notice.

Routine inspections

Give at least 24 hours’ notice before a routine inspection. Written notice is not required, but it is best practice. You may do one every 3 months at the most. One more is allowed in the first month of the tenancy. You may enter between 8am and 6pm, and at another time only if the tenant agrees.

Minimum standards

The property must meet every minimum standard before an agreement is entered into, extended or renewed, and must stay weatherproof, structurally sound and in good repair for the whole tenancy. These are the minimum standards in Part 3B of the Residential Tenancy Act 1997, which have applied since 1 August 2015.

Smoke alarms are tested by the owner on the first day of each tenancy. Confirm against CBOS before relying on a date. A guide, not legal advice.
