The agreement LeaseDock fills in.

For a fixed-term residency, LeaseDock fills in the fixed term rooming house agreement (Form 7), word for word, with the residents guide and the rights and duties statement that go with it. The resident signs online.

A periodic residency has no prescribed form, so you record the agreement you made on the room instead. Either way, the house rules must be given to the resident before they agree.

Rooming house standards

Each resident’s room needs, among other things, a lock that works with a key, two free power outlets and window coverings, and the shared facilities have standards of their own. Since 13 Oct 2026: meeting the standards is not enough on its own. You need records showing each room, and every facility, service and common area you give residents, met the rooming house standards, and you must give them to Consumer Affairs Victoria if they ask.

Victoria requires the prescribed form for a fixed-term rooming house agreement (a periodic one may be written or verbal), and the house rules must be given to the resident before they agree. On the rooming house residents guide (October 2026), a bond paid to you is lodged with the RTBA within 10 business days of receiving it, and a resident who gives you written notice pays it to the RTBA directly instead. Confirm the current form and the deadline with Consumer Affairs Victoria before signing. A guide, not legal advice.
