The agreement LeaseDock fills in.
A boarding room in Tasmania is under the Residential Tenancy Act 1997, which counts boarding premises as residential premises and adds rules of its own for them in Part 4A. It prescribes no agreement for a boarding room, so you record the agreement you made on the room, and LeaseDock keeps its dates.
The Act does not reach a boarding room in a building with fewer than 3 boarding rooms where the owner, or a tenant who sublets the rooms, lives (section 6(2)(c)). And a room in a building occupied mostly by tertiary or TasTAFE students is not boarding premises at all but ordinary residential premises under the same Act (section 3(1)), where a bond may be taken and is paid to the Rental Deposit Authority.

- Which law applies
A boarding room in Tasmania is under the Residential Tenancy Act 1997, which counts boarding premises as residential premises and adds rules of its own for them in Part 4A.
- Who it reaches
The Act does not reach a boarding room in a building with fewer than 3 boarding rooms where the owner, or a tenant who sublets the rooms, lives (section 6(2)(c)). And a room in a building occupied mostly by tertiary or TasTAFE students is not boarding premises at all but ordinary residential premises under the same Act (section 3(1)), where a bond may be taken and is paid to the Rental Deposit Authority.
- Security deposit
Tasmania’s Residential Tenancy Act does not let an owner ask for a security deposit for boarding premises: section 25(1) allows one only "except in the case of boarding premises". So there is nothing to lodge with the Rental Deposit Authority for this room. If the amount recorded here was paid as a deposit, ask Consumer, Building and Occupational Services what to do with it. This does not apply to a building with fewer than 3 boarding rooms where the owner, or a tenant who sublets the rooms, lives, which the Act does not reach (section 6(2)(c)), nor to a building occupied mostly by tertiary or TasTAFE students, whose rooms are not boarding premises (section 3(1)).
- Entering a room
Give at least 24 hours’ notice before an inspection. Written notice is not required, but it is best practice. In boarding premises an inspection is allowed once a month. You may enter between 8am and 6pm, unless the resident agrees to another time.
