Do you do trust accounting?

No, and it is not coming. Trust accounting exists to hold money on behalf of property owners. An operator has no third-party owners: the rent is your own income, paid into your own bank account. If you manage property for owners who are not you, LeaseDock is the wrong tool, and an agency platform is the right one.

What counts as an active tenancy for billing?

A tenancy counts while it has a current lease, active or in holdover. Vacant units do not count.

That is the rule as the billing code states it. The count is visible in Settings, and it is the same number the invoice uses.

What is a Vantage credit?

One action. A question to Vantage or a drafted letter is one credit; a lease scanned into a form is 6, and a spreadsheet imported into a portfolio is 10, because those run on a bigger model over a bigger document. The weights are printed on the Usage page in Settings, along with what you have used this month and who used it.

Credits reset on the first of the month. Run out and Vantage says so; an admin can buy 50 more for $19, which never expire, or move up a plan. Nothing is bought for you. A trial gets 200 credits and never has a lease scan or an import refused while it is setting up.

What happens if I outgrow my plan?

Nothing on the bill, on its own. You are told on the dashboard and once by email, and moving up is one click that applies from your next invoice. After a month over the ceiling, new tenancies wait until you move up; everything already recorded stays exactly as it is, and nothing is switched off. Moving down works the same way in reverse.

Is it built for Australian compliance?

Yes, and it tells you when it is not certain. Where a rule was read on the regulator's own page you get a dated deadline. Where the regulator does not publish it in a readable form you get a flagged reminder instead, never a date it cannot source. It is a tool for tracking obligations, not legal advice.
