Tenancies, not a rent roll.

Agency software is built around owner statements you will never send. You own the stock, so the tenancy is the unit.

Rooms with their own paperwork.

A 12-room house is 12 leases, 12 rent schedules, 12 renters. One screen shows who's in and who's out.

One building, 12 rooms, 10 active tenancies on the Landlord plan at $49 a month. The two vacant rooms are on the plan and not on the bill.
computed by tierForTenancies() from lib/billing/pricing, the same module the checkout uses

the smallest plan whose ceiling holds 10:

Solo · up to 4 · $29 a month · 30 credits

Landlord · up to 15 · $49 a month · 80 credits

Operator · up to 75 · $99 a month · 200 credits

Portfolio · up to 200 · $199 a month · 400 credits

= Landlord, $49 a month, flat

High turnover, low drama.

Leases start and end constantly. Schedules build from the lease, invoices raise themselves, and the portal takes the questions.

Compliance that keeps its receipts.

Bond clocks, safety checks and notice periods, per state, per tenancy. When a date can't be sourced it flags a reminder rather than inventing one.

Two tenancies count too.

Everything is included at two tenancies and at two hundred. You're not the discount tier.

No trust accounting. Deliberately.

If you manage property for third-party owners, agency software is the right tool and we are not.

What LeaseDock does not do

  • Trust accounting. Rent is paid into your own bank account; LeaseDock records it, and never holds it.
  • Owner statements or disbursements. There is no third-party owner to report to.
  • Payment processing. Renters pay you directly; we track what arrived and when.

Left out deliberately, not waiting to be built.

Decide with your own portfolio on the screen

Import the sheet; pilot mode holds everything back while it runs.

No card. 30 days beside your current system. Nothing reaches a renter until you say so.
