The agreement LeaseDock fills in.
The Northern Territory has no separate rooming house law. The Residential Tenancies Act 1999 applies to a room as it does to a house, for a resident who rents the room as a tenant or who boards or lodges there with 2 or more others. So a room under the Act goes on the Territory’s standard agreement in Schedule 2, which LeaseDock fills in word for word and the resident signs online.
The Act reaches a boarder or lodger only if they board or lodge week to week or longer and are one of 3 or more people boarding or lodging there, not counting the landlord, the landlord’s family or a caretaker (regulation 4).

As for a house, once the Act applies. The Northern Territory has no bond board. Hold the bond in trust in a bank or ADI account (s29) and give a receipt immediately for cash, cheque or card, or within 2 business days for a transfer (s31). Only one bond may be taken, of at most four weeks’ rent.
- Entering a room
Arrange the time of an inspection with the resident at least 7 days before it. An inspection is allowed once every 3 months at the most, or less often if the agreement says so. You may enter between 7am and 9pm, at the time you arranged. These rules are for the resident’s own room. Kitchens, bathrooms and other areas they share with other residents are outside them (section 68(2)).
